Valuating a home means finding the correct price at which it can be sold in the current Real Estate Market.

In order to obtain a price that is at the same time in line with the market and potential buyers’ financing, we combine two valuation methods and it’s by taking into account both that we can give you an accurate estimation.

The first is the Hedonic Method which is based on a database of home sale transactions. We compare prices of a large number of similar proprieties that have been sold in the same geographical region to generate a price/sqm. This method is also commonly used by banks mainly because it produces a specific result for the granting of mortgages. However this method doesn’t keep into consideration specific characteristics that influence the determination of the price of a property (e.g. luxury real estate, amateur objects, very old houses or buildings with large plots of land).

The second is a Professional Valuation done by one of our consultants after seeing your property. Our consultant have first hand experience on selling homes, they know what people like and what buyers are searching for. They can estimate the value of a property by looking at its size, its characteristics, its location etc. And on top of it, they can estimate how much additional value certain characteristics can add to a property, as for example a magnificent view or a fantastic hardwood floor or a beautiful historical architecture. Moreover they study the relevant documents (including floor plans, the land register and the cadastre). Their assessment includes the quality of the construction, the condition of the building, energy efficiency and many other characteristics.
